The property is conveniently located in a delightful and secluded location less than a ten minute drive from St Antonin Noble Val, a wonderful medieval market town, and a similar distance from Caylus and Caussade. Surrounded by oak woodland and dry stone wall enclosed pastureland and in private grounds of 6 acres.
The property is approached through wrought iron gates along a private driveway which leads to the Quercy style farmhouse with out-buildings which are built around a stone-gravel courtyard.
This is bounded by the original farmhouse which includes 4 bedrooms, 3 bathrooms and a charming sitting room with an open fireplace leading onto a covered stone terrace with steps to the ground floor.
Also facing the courtyard is the magnificent stone barn of more than 150 square metres which has been imaginatively converted to provide a flexible living area with exposed timbers, a vaulted ceiling and a superb fitted kitchen which leads immediately onto the terrace which surrounds the pool.
The courtyard also gives access to the former bakehouse, a detached self-contained stone cottage which sleeps 2 and has a sofa bed for an additional 2 if required, with a toilet and shower.
Outside there is a large covered parking area, a paved terrace and swimming pool measuring 10m x 5m which is ideally located within a few metres of the catering facilities and has plenty of pool-side furniture with relaxing chairs for all.

INTERIOR
The converted farmhouse has two large main en-suite bedrooms on the ground floor which can be accessed directly both through doors leading into the courtyard and internally. Both rooms measure approximately 6m x 4m and have plenty of cupboard space. One bathroom has a shower and wash-hand basin with a separate toilet and the other has a toilet, shower and wash-hand basin.
The internal staircase leads up to a spacious and extremely comfortable lounge 8m x 5m which has a CD player, TV for use with the video player with a number of videos. There are original features including an open fireplace, evier and beams. From the lounge there is access to two twin-bedded rooms, a separate toilet and a large shower room with twin wash-hand basins.
The original barn has been converted and re-designed to provide maximum benefit for summer usage. Its vaulted ceilings and oak-wood flooring provide an enormous 'summer' lounge leading through to the kitchen and from there onto the pool terrace.
The lounge, which is approximately 8m x 12m, is equipped with a music centre and lots of comfortable soft furnishings. It is an ideal place to relax, out of the midday sun, read a book or listen to some music or as an alternative, flop onto a sofa back in the sitting room in the farmhouse. Outside, take a relaxer chair into the extensive grounds and find some shade under one of the many oak and walnut trees or lie in a hammock under the covered loggia or on the au vent terrace.
The kitchen is superbly equipped with dishwasher, fridge freezer, oven, microwave, washing machine, toaster etc.
The old 'bakehouse' has a double bedroom with shower and toilet. There are facilities for making tea/coffee etc. This allows some independence for part of your group, should this be required.

The Area
The properties are approximately a day's drive from the Channel Ports and just over an hour from Toulouse Airport. Rodez airport is on average 1 hour 15 mins and Carcassone 2 hours to most of the properties.
All properties are just short drives from Medieval towns steeped in history which still enjoy a quiet sophistication, together with friendly local people who have a warmth to match their lovely countryside. The area is unspoilt by the over-crowding of tourists experienced nowadays in many parts of France.
All properties enjoy a panoramic view and mostly are surrounded on all sides by open countryside. The properties offer tranquility and relaxation and yet are still within easy reach of amenities.
LOCAL ATTRACTIONS
Nearby are Medieval villages, Bastide towns, Chateaux, Abbeys, Churches and magnificent natural sites of outstanding beauty; whether it be wooded valleys or the meandering River Aveyron with its dramatic gorges.
ACTIVITIES
Horse riding, canoeing, fishing, bird watching, rail trips, rock climbing, wine tasting, museums, pot-holing, tennis and of course walking. Golf is available at Albi (18-hole delightful course), where there is also a water-park for children. An afternoon's excursion by canoe through the Aveyron Gorge is considered a 'must' by nearly all guests.
A number of local villages and towns have interesting and colourful markets. (NB: Be sure not to miss the local market in St Antonin held on SUNDAY mornings and Villefranche on Thursdays).
EXCURSIONS BY CAR
Within short driving distances, excursions can also be made to a number of fascinating towns and villages including Cordes, Albi, Najac, Cahors, St Antonin Noble Val and Bruniquel, all of which are well worth a visit. The larger towns house excellent restaurants to cater for all budgets.
