LOCATION
Set in its own grounds of 6 hectares, the property is located in the heart of the countryside, yet only 10-20 minutes from three different towns with bars, restaurants, shops, post offices, banks and their famous weekly markets offering an abundance of fresh produce.

It is also less than 10 minutes from the nearest village with bakery and restaurants. On selected dates there are also the pretty Night Markets, which are great fun.

PROPERTY
The detached stone house offers spacious accommodation and a wonderful, large private pool area with ample shade for those hot lazy days. Situated at the end of its own private lane, it is surrounded by countryside and woodland, making ideal walking ground. For the more active, there are sports available nearby, such as canoeing, tennis, cycling, horse riding, rock climbing, hang gliding etc.

ACCOMMODATION
The exceptionally large Salon Principal (main family room) which is 89 square m is light and roomy and provides a comfortable seating area around a fire place. There is a TV, DVD and video player.
The large dining table (easily seating 8) is set opposite the bar which is equipped with sink and fridge.
The mezzanine play/sitting area (4m x 4m) is up a small flight of stairs.
The kitchen is fully equipped with microwave, dishwasher, 4 ring gas hob, oven and fridge. There is a large utility room adjoining, with a 10 drawer freezer and washing machine.

SPECIAL NOTE: This property would be well suited to someone with walking difficulties as the 3 bedrooms (with direct access to the pool), the pool area and main rooms are all on a similar level (maximum 4 steps).

The house offers 4 large bedrooms (3 double/1 twin bedded), each with plenty of storage space. Three of these rooms have direct access to the gardens.

Opposite is a large bathroom with sunken bath, separate glazed shower cubicle and double hand wash basins. Separate toilet.

OUTSIDE
There is a large private pool (13m x 7m) with solar shower unit and sun terrace.

Adjoining there is a spacious terraced area and covered loggia offering a large shaded section with tables, benches, a bar area with tiled work surfaces, BBQ, bread oven, 4 ring gas hob, fridge and sink unit. There is also a shower room and separate toilet.

In this shaded area there are games for the children (table tennis and miniature football).

As an alternative dining area, there is a tiled patio terrace with table and chairs and BBQ on the other side of the house adjoining the kitchen - ideally located for breakfast and supper.

Besides fruits, the delightful French owners Claude and Danielle (who are resident nearby and are the only neighbours) would be delighted to offer you (free of charge) fresh homegrown vegetables from their allotment and eggs from their free range chickens. The baker passes twice a week at midday to deliver fresh bread.

They would also be very willing to give you guidance on local walks, markets etc and would be delighted to take you fishing on their private piece of land on the banks of the River Aveyron. They do, however, at the same time fully respect their clients' wishes for privacy.

The Area
The properties are approximately a day's drive from the Channel Ports and just over an hour from Toulouse Airport. Rodez airport is on average 1 hour 15 mins and Carcassone 2 hours to most of the properties.

All properties are just short drives from Medieval towns steeped in history which still enjoy a quiet sophistication, together with friendly local people who have a warmth to match their lovely countryside. The area is unspoilt by the over-crowding of tourists experienced nowadays in many parts of France.

All properties enjoy a panoramic view and mostly are surrounded on all sides by open countryside. The properties offer tranquility and relaxation and yet are still within easy reach of amenities.

LOCAL ATTRACTIONS
Nearby are Medieval villages, Bastide towns, Chateaux, Abbeys, Churches and magnificent natural sites of outstanding beauty; whether it be wooded valleys or the meandering River Aveyron with its dramatic gorges.

ACTIVITIES
Horse riding, canoeing, fishing, bird watching, rail trips, rock climbing, wine tasting, museums, pot-holing, tennis and of course walking. Golf is available at Albi (18-hole delightful course), where there is also a water-park for children. An afternoon's excursion by canoe through the Aveyron Gorge is considered a 'must' by nearly all guests.

A number of local villages and towns have interesting and colourful markets. (NB: Be sure not to miss the local market in St Antonin held on SUNDAY mornings and Villefranche on Thursdays).

EXCURSIONS BY CAR
Within short driving distances, excursions can also be made to a number of fascinating towns and villages including Cordes, Albi, Najac, Cahors, St Antonin Noble Val and Bruniquel, all of which are well worth a visit. The larger towns house excellent restaurants to cater for all budgets.
