Description
LOCATION
A character farmhouse which has recently been converted, retaining a number of charming original features including beams, eviers and pigeonnier.

This property is a 10 minute drive to the village of Varen, which has a patisserie, restaurant, chemist and small grocers, bar and a market on Saturdays. It is 20 minutes from the town of St Antonin Noble Val. The stunning city of Albi and the towns of Corde Sur Ciel, Najac and Montabuan are all within easy reach and make great excursions with amazing architecture, museums, bars, restaurants and museums.

PROPERTY
Nestling at the edge of a small hamlet is this delightful property, which enjoys lovely views and expansive family accommodation. It has a superb pool area, set in mature gardens where you can relax on the shaded terrace and enjoy the lovely view. There is an extensive shaded area for eating 'pool-side'.

This is an ideal place to experience the French rural scene. With sheep as your neighbours and mile upon mile of pastureland, you can laze around the pool or be more energetic and take one of many walks. You'll be amazed at the variety of wildlife, birds and flowers. There are plenty of other local activities which are within reasonable driving distance, for example a pony trek, tennis or canoeing down the river, which can be great fun.

Local markets within the area are almost daily and a popular itinerary is to take in a morning market, enjoying the ambience whilst collecting wonderful local wines, cheeses, fruit and vegetables and then returning to the house for lunch and a relaxing afternoon around the pool.

INTERIOR

Entry to the grounds is through iron gates and, passing the pool and games room, you enter through the courtyard where you come to the main entrance to the house.
The large dining and kitchen area are combined and measure 11m by 6m. The kitchen is fully equipped with oven, fridge, microwave and dishwasher. There is a utility room with a washing machine, a walk-in larder and an additional fridge/freezer. Close by there is the main bathroom with bath, toilet and shower.

From the other side of the entranceway is the downstairs lounge, which has a television for use with the videos and comfortable seating.

From the kitchen the double doors lead onto an external covered terrace area, being one of the places you can choose to eat in the shade and enjoy the south-facing garden, which is laid to lawn with fruit trees in abundance.

On the first floor there is another extensive lounge measuring 10m x 5m. Through an attractive stone arch there is a pretty alcove. From here leads through to one of the bedrooms, passing a bathroom and toilet.

There is a further bedroom on this south-facing side of the house. Both bedrooms have lovely views across the open countryside.

On the opposite side of the lounge, through a doorway and up some stairs, you reach the large master bedroom. Taking the next staircase leads you to the fourth bedroom which has twin beds, which whilst in the eaves of the house is a large and comfortable room.

All rooms are tastefully decorated, light and airy and comfortably furnished.

The Area
The properties are approximately a day's drive from the Channel Ports and just over an hour from Toulouse Airport. Rodez airport is on average 1 hour 15 mins and Carcassone 2 hours to most of the properties.

All properties are just short drives from Medieval towns steeped in history which still enjoy a quiet sophistication, together with friendly local people who have a warmth to match their lovely countryside. The area is unspoilt by the over-crowding of tourists experienced nowadays in many parts of France.

All properties enjoy a panoramic view and mostly are surrounded on all sides by open countryside. The properties offer tranquility and relaxation and yet are still within easy reach of amenities.

LOCAL ATTRACTIONS
Nearby are Medieval villages, Bastide towns, Chateaux, Abbeys, Churches and magnificent natural sites of outstanding beauty; whether it be wooded valleys or the meandering River Aveyron with its dramatic gorges.

ACTIVITIES
Horse riding, canoeing, fishing, bird watching, rail trips, rock climbing, wine tasting, museums, pot-holing, tennis and of course walking. Golf is available at Albi (18-hole delightful course), where there is also a water-park for children. An afternoon's excursion by canoe through the Aveyron Gorge is considered a 'must' by nearly all guests.

A number of local villages and towns have interesting and colourful markets. (NB: Be sure not to miss the local market in St Antonin held on SUNDAY mornings and Villefranche on Thursdays).

EXCURSIONS BY CAR
Within short driving distances, excursions can also be made to a number of fascinating towns and villages including Cordes, Albi, Najac, Cahors, St Antonin Noble Val and Bruniquel, all of which are well worth a visit. The larger towns house excellent restaurants to cater for all budgets.
